Flooring options and what they cost

Most Chennai flats keep the builder tile and floor selectively. Here is what each option costs laid, and where each one belongs.

The 2026 laid rates

Per sq ft, material plus laying, GST-inclusive:

Flooring Where it works Laid rate per sq ft
Vitrified tile Whole-home default, wet-area safe ₹85 to ₹160
Laminate wood Bedrooms; not wet areas ₹140 to ₹260
Engineered wood Premium bedrooms and living ₹350 to ₹600
Italian marble Statement living and foyer ₹450 to ₹1,200

Laying over an existing floor adds height at doors; removing the old floor adds ₹25 to ₹40 per sq ft of demolition and debris.

The selective flooring strategy

Builder vitrified tile is usually fine to keep. The high-value move is selective: laminate or engineered wood in the master bedroom (₹20,000 to ₹60,000 for a typical room) transforms the one room where bare feet notice, without a whole-home flooring bill.

Humidity note: laminate cores hate standing water. Keep it out of bathroom-adjacent thresholds, and in ground-floor coastal flats prefer tile or engineered boards with a proper underlay.

Should I redo the builder flooring?
Usually no. Builder vitrified tile is functional; put the money into woodwork instead, and upgrade one or two rooms selectively if you want the feel of wood.
Is wooden flooring viable in Chennai humidity?
Laminate is fine in dry rooms above ground floor. Engineered wood handles humidity better. Solid hardwood and any wood in wet-adjacent zones is asking for trouble.
